Kervis acquires two logistics properties in Italy

Milan-based real estate investment firm Kervis has acquired two industrial and logistics properties in San Giovanni Valdarno, near Florence.

The seller is iDEA, a part of Italian industrial and logistics developer iDEA Group.
These properties are a new production site, developed through a large urban redevelopment project covering over 65,000 m2. A 17,200 m2 production facility was completed in 2022, and a 15,300 m2 logistics building was finished in 2024. 
iDEA Group handled all stages of the project, creating these tailor-made assets for an electric vehicle charging solution manufacturer. Both buildings were designed with high environmental sustainability standards and achieved LEED Gold certification.
The San Giovanni Valdarno location is strategically situated along the A1 motorway, offering excellent connectivity and a specialised manufacturing environment. 
The complex boasts advanced systems for energy efficiency, operational continuity, and safety, including photovoltaic systems with a 600 kW capacity, comprehensive heating and air conditioning, and fire protection systems compliant with NFPA and FM Global standards. It also features air exchange systems, LED lighting, a BMS for energy optimisation, and electric vehicle charging stations, highlighting its commitment to sustainability.
Over the last three years, the light industrial and logistics-industrial sectors in Italy have experienced substantial growth, tripling investment volume and solidifying logistics as a highly attractive asset class in the Italian market.
