Kajima Properties Europe (KPE) has partnered with a US investor in a joint venture worth over €200 mln.

They will jointly own and manage a Mercedes-Benz logistics hub in Bischweier, Germany. KPE will also serve as the long-term asset manager.
This 130,000 m2 facility, known as the International Consolidation Centre (ICC), is projected to be completed in 2025 on a 200,000 m2 brownfield site. It's a crucial hub for Mercedes-Benz's Western European supplier network and a vital part of its global production. The development will transform the site into a net-zero carbon hub, featuring four large warehouses with high-speed loading tunnels, a private railway connection, office and social spaces, and mezzanine areas.
Strategically located in Bischweier, within Germany's economically strong Baden-Württemberg state, the ICC is central to Mercedes-Benz's regional manufacturing cluster. It supports nearby production plants in Rastatt and Kuppenheim and benefits from excellent motorway and rail links.
Sustainability was a key focus in the project's design and execution. Features like a 40,000 m2 photovoltaic system and extensive green roofing earned it DGNB Platinum certification. The construction involved recycling 250,000 tons of materials from the existing industrial site. By reducing truck mileage, the ICC is estimated to cut CO2 emissions by 16.5 million tonnes annually.
This sale occurs as Germany's industrial and logistics market shows renewed strength, with JLL data indicating transaction volumes reached €6.45 bn in 2025.

The Bischweier facility is a key part of KPE's European logistics plan, through which they have developed over 30 properties, totalling more than 1.5 million m2, since 2016, including recent developments in Hamburg and Magdeburg.
