Kajima Properties Europe (KPE) has started construction on a new 40,000 m2 logistics warehouse in Hagen, Germany, near Dortmund, after purchasing the 121,000 m2 site in December 2025.

This project is designed to achieve DGNB Gold environmental certification, highlighting KPE's focus on sustainability. Goldbeck is the main contractor, and BNP Paribas and Realogis will handle leasing.
This acquisition is part of KPE's broader European logistics strategy, which has resulted in over 1.5 million m2 of space across 30 properties since 2016. KPE has also recently developed logistics projects in Bischweier, Hamburg, and Magdeburg.
Hagen is a key logistics area in Germany's Ruhr region, offering excellent access to motorways, large consumer markets, and multimodal transport options through its port and airports. This makes it an ideal location for e-commerce and logistics companies.
KPE continues to invest in major European logistics markets, including France, Italy, the Netherlands, Poland, Spain, and the Czech Republic. In addition to logistics, KPE also develops and manages office spaces in London and residential properties in Europe.
The project is expected to be finished in the fourth quarter of 2026.
Lucas Kester, senior investment manager, KPE, said: “There remains strong occupier and investor demand for high-quality logistics assets in core European markets. After a period of market adjustment, pricing has begun to stabilise in prime locations, supported by improving occupational demand. Our ability to invest from the balance sheet enables us to move decisively, capturing opportunities like this Hagen acquisition. This project strengthens our track record in European logistics and adds to our growing pipeline of sustainable, well-located assets.”
