Kryalos Sgr acquires four logistics assets in Italy

Italian asset manager Kryalos Sgr has acquired around 110,000 m2 of last-mile logistics properties in Milan, Rome, and Florence.

The four asset purchases, made through their Blackstone-backed Mercury and Juno funds, include existing properties and a development site. 
Kryalos, using its Mercury fund, purchased three last-mile logistics properties in Italy. Two are west of Milan, in Inveruno (19,800 m2) and Albairate (27,600 m2). The Inveruno site, with solar panels, is leased to a major third-party logistics provider and a solar energy company. The Albairate property will be significantly redeveloped to meet top market and ESG standards. 
The third acquisition, a newly developed 11,400 m2 LEED Gold certified building on a remediated brownfield site in Guidonia, northeast of Rome, completes a deal initiated in April 2024. These additions bring the Mercury fund's portfolio to eight properties totalling 206,000 m2, seven of which are in the Greater Milan area.
Kryalos's Juno investment fund has acquired land in Osmannoro, northwest Florence, for its third investment. The site will house two new logistics buildings totalling 51,000 m2. These additions expand the Juno fund's portfolio to four logistics properties (84,400 m2 total) across Milan, Rome, and Florence.

Separately, Kryalos Sgr divested a 150,000 m2 industrial property in Cusago, west of Milan. Currently fully leased to a prominent Italian logistics operator, the site's proximity to the A4 motorway and Milan makes it a valuable logistics hub.
