Italian asset manager Kryalos SGR has sold a property complex in the historic centre of Rome, situated between via del Tritone and via dei Due Macelli.

Via del Tritone 66, Rome
The sale was executed by the Due Fondo Portafoglio, a closed-end alternative real estate fund managed by Kryalos SGR.
The complex comprises three distinct late 19th-century buildings (Palazzo Chauvet, Palazzina di Via Del Tritone, Casamento Ruspoli), showcasing the "Umbertine" eclectic architectural style of the era. Spanning approximately 6,300 m2, it contains 14 units. The property recently underwent renovations to modernise its spaces for efficiency, flexibility, and usability. Under Kryalos's management, it was also strategically repositioned to maximise its potential through a blend of stability and innovation.
The transaction employed a "split sale" strategy, tailored to the unique features of each part of the complex. The strategy aimed to achieve both core and value-add objectives, creating long-term value and new opportunities for this prestigious property in one of Rome's most iconic and vibrant urban settings.
Alberto Lupi, senior managing director Fund Management & Advisory at Kryalos SGR, stated: “The transaction on Via del Tritone is a concrete example of our approach to active management and the enhancement of complex and valuable assets. Through careful repositioning and a split sale strategy, we were able to identify qualified demand and maximise the overall value of the complex, confirming the attractiveness of Rome’s historic centre for investors with diverse profiles and objectives.’
