Real estate asset manager La Française Real Estate Managers has acquired a landmark office building at 21 rue de Bruxelles in Paris's 9th arrondissement.

21 Rue de Bruxelles
This acquisition was made on behalf of the Établissement de Retraite Additionnelle de la Fonction Publique (ERAFP).
The property, originally a private residence and fully redeveloped in 2021, spans 1,000 m² over four floors and a basement, featuring a 100 m² landscaped garden. It boasts NF HQE (Excellent level) certification and offers high-quality amenities, including collaborative workspaces, a fitness room, a screening room, and relaxation areas.
Strategically located between Gare Saint-Lazare and Place de Clichy, in a vibrant area popular with tech, media, and consulting firms, the building offers excellent accessibility. It is fully leased to a prominent European co-living operator, which uses the property as its headquarters.
Antoine Le Treut, deputy managing director, in charge of La Française REM’s institutional division for France, stated, “This acquisition illustrates our responsible and selective investment strategy, focused on quality assets that are well located and offer strong long-term value potential. This property combines historical heritage with environmental performance in a dynamic Parisian neighbourhood. We are delighted to have collaborated with ERAFP on this flagship project.”
La Française REM was advised by Attal & Associés, Fairway, CWS, Catella Property, IKORY and Burgeap.
