Landmark Properties is accelerating its UK expansion with a planning application for a new student housing development at 120 Suffolk Street in Birmingham.

This project aims to create approximately 500 purpose-built student bedrooms, addressing a significant shortage of student accommodation in the city.
This development is part of Landmark Properties' broader strategy to become a major player in the UK and European student housing market, with 120 Suffolk Street being the first of several new sites acquired in the past year.
The proposed redevelopment, located next to the Mailbox and near New Street Station, will transform a current car park into modern student housing with high-quality communal areas and amenities. This initiative supports Birmingham's reputation as a global hub for education and innovation, particularly with the city's goal of establishing a "Knowledge Quarter."
Recent studies indicate a shortfall of up to 31,065 student beds in Birmingham, a number expected to grow. The 120 Suffolk Street site, for which planning consent was granted for redevelopment in 2023, is considered a prime location to help meet this demand. Landmark Properties, which currently manages over 72,000 student beds, is eager to deliver this essential housing if the planning application is approved.

Working with our local team, we have engaged constructively through the pre-application process with Birmingham City Council and statutory consultees. Subject to achieving a planning consent in the coming months, we are looking forward to kick-starting construction and delivery as soon as possible thereafter.”
Glancy Nicholls Architects designed the project, working closely with Birmingham City Council on the development's approach.
The application also received support from a local Birmingham-based team, including Williams Gallagher for planning, Node for HTVIA, Pareto for project management, and Core 5 for quantity surveying. Flow Design Architects, Landmark's brand architect, also contributed.
