LIP Invest acquires logistics property from majamo
LIP Invest has acquired a modern logistics property in Bramsche, near Osnabrück, through a sale‑and‑lease‑back transaction with majamo GmbH.

The asset, located at In der Welle 16, was purchased for the LIP Real Estate Investment Fund – LOGISTICS GERMANY V, managed by IntReal. Majamo, a specialist fulfilment provider for e‑commerce and social commerce clients, will remain in the building under a long‑term lease.
Completed in 2023, the distribution centre sits on an 18,600 sq m site and provides around 10,000 sq m of lettable area. This includes 8,000 sq m of warehouse space, 1,200 sq m of office and social areas, and 600 sq m of mezzanine accommodation. The facility supports majamo’s logistics operations for D2C brands, influencers and established Amazon sellers, with packing, picking and dispatch carried out on‑site.
Maria Bussmann, founder and managing director of majamo, said the sale‑and‑lease‑back structure enables the company to continue its growth strategy independently while securing long‑term operational stability for staff and future planning.
Sebastian Betz, managing partner at LIP Invest, said e‑commerce remains a consistent driver of demand for logistics real estate, with social commerce adding further momentum. He noted that the acquisition reflects the continued strength of the sector and the appeal of high‑quality, flexible assets.
The logistics hall can be divided into two units and is equipped with seven ramp doors and three ground‑level doors, two of which feature canopies for side‑loading. A wide column grid supports a range of distribution and warehousing uses, making the asset suitable for both central and regional operations.
Sustainability features include a rooftop photovoltaic system supplying renewable electricity and electric vehicle charging points. The property is accessible by public transport, and the nearest junction to the A1 motorway is just 1.5 kilometres away. Bramsche forms part of the Münster/Osnabrück logistics region, a strategic hub between the North Sea and the Ruhr area.
Majamo was advised by Heuking, with Jones Lang LaSalle exclusively mandated on behalf of the seller. LIP Invest was supported by WRN Walch Rittberg Nagel for legal and tax due diligence, orange recon for technical due diligence, and EnviroSustain for ESG due diligence.
