Liven secures prime Tallinn city centre development site for €10m

Estonian real estate developer Liven, through its subsidiary Liven Kodu 25, has signed a notarised agreement to acquire prime development properties situated at Pärnu maantee 35, 37, and 41 in the heart of Tallinn city centre.

The land acquisition is valued at €10 mln, and Liven estimates the total investment for the complete project will reach approximately €40 mln. The transfer of ownership is slated to occur upon the finalisation of a real right agreement, expected within the next two months.

Plans for the site include the construction of three buildings ranging from 3 to 7 storeys, yielding a total above-ground gross buildable area of 15,000 m². The development is slated to be mixed-use, comprising approximately 80% residential space and 20% commercial space, with the latter occupying the ground floors facing Pärnu maantee. While the final design phase will determine the exact figures, the current vision includes more than 160 new homes.

Construction is scheduled to commence in late 2027. The project will be executed in stages, with overall completion projected between 2029 and 2031. Liven intends to create an energy-efficient, functional urban living environment featuring a private, green inner courtyard.
