Logicor adds Tuscany hub to Italian logistics assets

Logicor, in partnership with Kryalos, has acquired a 72,000 m2 site in Serravalle Pistoiese, Pistoia, to develop a new logistics hub in Tuscany, Italy.

This project, their second in the region, was secured via the Mazer fund (sponsored by Logicor and managed by Kryalos, with €14.2 bn AUM).
The strategically located site offers direct access to the A11 motorway and proximity to the A1–A11 interchange, facilitating connections to the Versilia coast, the ports of Livorno and Pisa, and Florence (20 km away).
The planned development includes a flexible 28,000 m2 logistics warehouse, divisible into two units, with 1,100 m2 of office space. Construction is set to begin in Q2 2026, with completion expected in Q2 2027. This new hub will join Logicor's existing 23,000 m2 facility in Quarrata, completed last September.
The facility will feature 28 loading bays, 50 truck parking spaces, 100 car parking spaces with EV charging, and will target BREEAM Excellent certification, incorporating photovoltaic panels and LED lighting for sustainability.
Graeme Hepburn, Logicor country manager Italy, said: “This new project highlights the importance of the growing significance of regions like Tuscany in the logistics real estate sector. We believe that this new hub, alongside the Quarrata logistics centre, will establish a strong foundation for our future projects in Italy.”
