Logicor cautiously optimistic on German logistics market

Logicor is increasingly optimistic about the state of the German logistics market, noting higher leasing activity, more tenants returning to the market, and recent contract signings.

Janica Gerecke, country head Germany, told CRE Media Europe at Expo 2025 that she believes the German market is strong, with less vacant space, more inquiries, and increased site visits. While the past couple of years were slow, the market is gradually improving.
Logistics remains a liquid market with ongoing transactions. The focus is currently more on value-add properties rather than core assets. Logicor is not heavily impacted by the financing environment because it typically finances at the corporate level rather than at the property level.
Gerecke said that the general sentiment is more positive compared to last year’s Expo, especially for the brokers, although the situation is not as easy for developers.
Looking ahead, Logicor is focusing on its redevelopment pipeline, assessing and improving existing assets through refurbishment or redevelopment. The priority is to strengthen relationships with clients and be active asset managers for the standing asset portfolio.
Logicor is actively reviewing its portfolio to identify locations that may not be part of the company’s future strategy. Some assets might be sold in less strategic locations or if they have been fully optimized. 
“We have a capital recycling program running. That means we are always checking if we can optimize our portfolio and have identified some locations. Proceeds will then be used to acquire land plots in key regions to further strengthen the portfolio,” Gerecke highlighted.
This recycling program also drives land acquisitions, focusing on staying close to existing locations with large portfolios like Düsseldorf, Frankfurt, Nuremberg, Munich, and Hamburg.
