Swedish real estate company Logistea has completed the acquisition of an industrial and logistics property in Karlskrona, Sweden.

The transaction involves the properties Nättraby 23:73 and Nättraby 23:76, following the receipt of customary regulatory approvals in mid-March 2026.
The agreed property value is SEK 216 mln (€18.8 mln) before deductions, while the net value is SEK 203 mln (€17.7 mln) after deductions for items including deferred tax. The annual rental income amounts to approximately SEK 16.9 mln (€1.5 mln). The acquisition was funded through a combination of bank debt and existing cash reserves.
The site spans roughly 19,000 m2 of leasable space, primarily housing industrial and warehouse facilities built in several stages. The tenant profile is led by cable technology firm NKT, which represents approximately 50% of the rental value. The site recently saw the completion of a modern test hall specifically for NKT's operations. Other key tenants include Se-Lo, the National Maritime Museum, and various smaller commercial entities.
The property maintains a stable income stream with an average weighted average unexpired lease term (WAULT) of 5.5 years. Ideally positioned for logistics and testing operations, the asset is situated directly adjacent to the E22 motorway. Its location provides efficient transport links, being only 10 minutes west of Karlskrona’s city centre.
