Logistri secures logistics project for Hitachi Energy

Swedish real estate company Logistri Fastighets has agreed to acquire two properties in Ludvika from Torngrund Group, where a new 103,000 m² logistics centre for Hitachi Energy Sweden AB will be built.

The transaction, valued at SEK 1.25 bn (€110 mln), with a direct yield of 7.1%, is structured as a forward funding deal, meaning the final price will be determined upon the project's completion in early 2027. Logistri expects to take possession of the properties in January 2026.
The acquisition involves Logistri taking over shares in three project companies from Torngrund. The deal is contingent on approval from the Inspection of Strategic Products under the Act on Foreign Direct Investments and the granting of legally binding building permits, both expected by late 2025.
Logistri will finance the project through a SEK 645 mln (€57 mln) construction loan from Swedish banks and equity from recent share issues. Logistri also has the option to pay 90% of the purchase price by issuing warrants to Torngrund, allowing them to subscribe for Logistri B shares, subject to shareholder approval.
Hitachi Energy Sweden has signed a 15-year lease for the entire facility and also holds an option to purchase the properties, exercisable upon completion and again five years later, with agreed property values of SEK 1.35 bn (€119 mln).
This transaction strengthens Logistri's existing collaboration with Hitachi Energy, which already leases a facility developed with Torngrund in Smedjebacken for high-voltage component production. This aligns with Logistri's strategy of investing in business-critical properties and fostering long-term partnerships with leading tenants, supporting Hitachi Energy's growth in the energy transition. The project will be constructed by Torngrund's subsidiary Krafthus, with Lindesberg's Bygg as subcontractor.
