London flex office market to reach 20% by 2030, says CBRE

Global real estate advisor CBRE, a global real estate advisor, predicts that flexible office spaces will make up 20% of London's total office market by 2030, growing from its current 12%.

This expansion is expected to result in 4.65 mln m2 of flexible office space.
The growth is primarily attributed to businesses increasingly seeking flexible office solutions and more landlords entering this market. CBRE has also identified a new category called the "shadow flex market," which includes traditional office spaces that aren't advertised as flexible but can be negotiated for flexible terms.
Other segments within the flexible office market are also projected to see significant growth. "Brandlord" spaces, which are flexible office brands managed directly by landlords, are anticipated to triple to 278,709 m2 by 2030. 
Managed flexible spaces are expected to increase by 70%, reaching 1,114,836 m2, driven by demand for self-contained offices with adaptable lease agreements.
Michael Glynn, head of UK Flex at CBRE, said: “We are confident that the market will continue to expand due to the sustained and increasing demand for flexibility from occupiers. Defining the flex market, while challenging, is crucial for accurately assessing the opportunities within Central London.”
