M&G Real Estate has made its first hotel investment for its €4.8 bn M&G European Property Fund.

The company has acquired the Travelodge Poblenou Hotel in Barcelona for approximately €50 mln. This move into the hotel sector is strategic, driven by strong market fundamentals and long-term leases.
Barcelona's robust tourism, corporate travel, and the expanding 22@ tech district make it an attractive market. The Travelodge Poblenou, located in the rapidly growing Poblenou business and innovation district, is well-positioned to benefit from sustained occupancy and pricing power. This is largely due to strict development regulations and a planned ban on short-term rentals starting in 2028, which will limit new hotel supply.
The 250-room hotel, operated by Travelodge Hoteles España under a long-term lease, boasts excellent transport links and supports both tourism and local employment. Recently refurbished, it holds an EPC A rating and BREEAM "Good" certification, with M&G planning further investments to upgrade it to "Excellent" in the coming months.
