M7 secures long-term lease with Yokohama for Milton Keynes logistics facility

M7 Real Estate has secured a long‑term lease with Yokohama H.P.T. Limited, the UK arm of the Japanese tyre manufacturer, for approximately 110,000 sq ft of modern industrial and logistics space at Dawson Road in Milton Keynes.

Yokohama has agreed a 5‑plus‑5‑year lease to occupy the high‑quality facility, which will support a significant part of its UK operations.

Yokohama, the exclusive tyre supplier to several UK championships, will use the space to create and distribute high‑performance replacement and original equipment tyres across a range of vehicle types. The lease incorporates a series of sustainability provisions, reflecting both parties’ commitment to improving the long‑term environmental performance of the asset.

Located in an established logistics area, the property benefits from immediate access to the A5 and strong connectivity to the national motorway network, with Junctions 13 and 14 of the M1 situated approximately seven and five miles away respectively.

M7 said the agreement highlights the hands‑on, collaborative approach of its local asset management teams, working closely with occupiers to understand evolving operational requirements and provide space that supports business growth. Dawson Road forms part of the European Supply Chain Income Partnership (ESCIP) platform, the joint venture fund backed by AustralianSuper and Oxford Properties.

“Following positive discussions with Yokohama, we have successfully agreed a long‑term lease at this well‑located asset,” said Will Mitchell, director, asset management at M7 real estate. “By working closely with Yokohama to understand its longer‑term requirements, we have been able to provide the operational continuity that comes from leveraging an established facility already embedded within the UK distribution network.”
