The firm currently oversees a regional property portfolio valued at over €1.4 bn. Of this, more than €800 mln is invested in Poland, approximately €400 mln in the Czech Republic, with the rest distributed between Hungary and Romania.

Manova's strategy primarily targets high-quality office and logistics properties in well-established metropolitan areas and rapidly expanding economic hubs. The company specifically plans to make additional acquisitions in Poland in the short to medium term.

Manova Partners has been operating in CEE for over two decades, being one of the first international investment managers in the region. Their initial investments in Poland date back to 2004, followed by a steady expansion across several CEE markets.

Currently, their Polish portfolio includes over 600,000 m2 of office and logistics space across 19 properties. In the Czech Republic, they hold approximately 125,000 m2 of office space across three properties in Prague.

Katarina Horvathova, head of Transactions CEE and country head Czech Republic at Manova Partners, stated: “When we look at yield potential, market size and economic outlook together, Poland currently offers the most compelling opportunities in the CEE region. Particularly in the logistics sector and in high-quality office properties in central locations, we currently see very attractive investment opportunities.

Lukasz Pawikowski, associate director and head of Asset Management CEE & Nordics at Manova Partners, added: “A key success factor of our strategy is our highly operational asset management approach. Our on-the-ground presence and close contact with tenants and local markets enable us to identify developments early and respond quickly. This is crucial in a dynamic real estate environment.”

While Poland is currently the primary focus of Manova Partners' investment strategy, the firm continues to be active across other markets in the Central and Eastern European region. Beyond the Czech Republic, the company is still actively monitoring and selectively evaluating new investment opportunities in countries such as Hungary, Romania, and Slovakia.
