Mapletree Investments has purchased a modern 34,852 m2 logistics facility in Roosendaal, West-Brabant, Netherlands, from Verdion for €32.3 mln.

This new warehouse is strategically located in Business Park Borchwerf I, a prominent logistics hub in the Netherlands. The acquisition enhances Mapletree's presence in the European Megalopolis, a key distribution corridor facilitating international trade via Benelux ports. Roosendaal offers an efficient transportation network with direct motorway access and excellent connections to major cities, inland terminals, harbours, and airports.
Verdion acquired the original asset from private seller NKR Vastgoed in May 2020, including under-occupied hazardous goods storage and expansion land with development potential. It has since undertaken a number of development and asset management activities.
The sale is part of Verdion’s phased disposal programme.

Simon Walter, executive director – Investment Management, at Verdion, added: “Roosendaal remains a very attractive logistics location with good transport connections and access to major ports. Significant value-add activity has improved the asset further, with lettable floorspace increased by 35% and high-calibre occupiers secured throughout. This is our third disposal for VELF 1 in line with the wider fund strategy. At the same time, our VELF 2 acquisition pipeline continues to ramp up, with ~€150 mln of acquisitions currently progressing in Germany, Denmark and Sweden and further capital to deploy in 2026.”
Since entering the European logistics market in 2018, Mapletree has grown its portfolio to 82 logistics assets across eight countries, representing €1.6 bn in assets under management.
This year, the Group acquired two logistics facilities in the UK, Derby DC1 and Verda Park, along with a portfolio of 10 warehouses in prime locations around Barcelona, Valencia, and Madrid in Spain. Beyond logistics, Mapletree's European and UK holdings also include office, mixed-use, and student housing properties, valued at approximately S$7.8 bn (€5.4 bn) as of 31 March 2025.
