Martley launches Amber JV to target Polish urban industrial portfolio

Martley Capital Group has launched Amber, a new institutional‑backed joint venture targeting last‑mile and urban industrial assets across Poland, with plans to assemble a portfolio of around €200 million in gross asset value over the next 12 to 24 months.

The platform has been seeded with two initial acquisitions in Upper Silesia, one of Poland’s most supply‑constrained and strategically located industrial sub‑markets.

Amber will be managed by Martley’s Polish platform, built over more than a decade of continuous activity in the country’s industrial market.  Martley Capital Group now operates across four territories in the UK and Central Europe, with more than 40 staff and over £1 billion in assets under management.

The strategy focuses on modern small to mid box multi‑let industrial assets with strong ESG credentials, located in well‑connected, supply‑constrained urban sub‑markets. Martley intends to apply its established asset management programme to each acquisition, including targeted capex to enhance building specification, BREEAM certification where required, and the progressive institutionalisation of lease structures.

The seed portfolio comprises two fully let warehouse estates totalling approximately 22,500 sq m GLA, both developed by 7R. The larger asset, a 12,874 sq m Class A warehouse in Siemianowice Śląskie, was completed in 2018 and offers high‑quality specification including 10m clear height, a 12 x 24m column grid, 5t/sq m floor loading, LED lighting, sprinkler protection and enhanced smoke venting. Located within Siemianowice Business Park, it provides fast access to national road 94, the A1 motorway and the S1 and S86 expressways. Occupiers include Jungheinrich and Omida 7R Solution.

The second asset, a 9,758 sq m urban warehouse in Sosnowiec completed in 2015, offers strong connectivity across the Silesian Metropolitan Area and unusually provides direct bus and tram access for staff. It shares the same core specification and supports a diversified occupier base across warehouse and office accommodation, including Flukar, Döllken and MEWA Textil‑Service.

Both estates are fully occupied, providing granular, diversified income from a mix of international and domestic covenants, the profile Amber aims to replicate as it scales. Martley has an active pipeline across Poland’s principal urban markets and expects to announce further acquisitions in the coming months.

Richard Croft, Chief Executive of Martley Capital Group, said the launch of Amber reflects a significant opportunity to build a meaningful multi‑let industrial platform in Poland, noting that 2026 and 2027 are set to be important years of growth for the business.
