Commercial real estate developer MLP Group has begun construction on two new buildings at its MLP Pruszków II park near Warsaw, totalling 30,000 m2.

As of Q4 2025, 30% of this space has already been leased, and the project is expected to be completed in Q2 2026.
These new facilities will be built to high sustainable construction standards, offering flexible layouts and achieving BREEAM Excellent certification. Bin Biuro Inżynierskie is the general contractor.
The decision to build speculatively is due to the strong demand for modern warehouse and manufacturing space in the Warsaw area.
MLP Pruszków II is a large logistics centre located west of Warsaw in the Brwinów municipality, approximately 5 km from Pruszków. It is the largest complex in the region, with a target gross leasable area of 427,000 m2. The park has good transport links to Warsaw and major routes, situated between local road No. 760 and the A2 motorway, near the Pruszków–Żbików interchange. It also benefits from nearby international railway lines, an on-site bus stop, and a Nextbike bicycle rental station. Additionally, photovoltaic installations are being installed on the rooftops as part of MLP Group’s ESG strategy.
Agnieszka Góźdź, Management Board member and CDO at MLP Group, commented: “The warehouse market in the Warsaw metropolitan area continues to record very strong demand for modern logistics and manufacturing space. We are seeing particularly strong interest from tenants in flexible, high-specification units complemented by modern office space, which is why we decided to proceed with the project on a speculative basis. This is confirmed by the fact that, at this stage, we have already secured lease agreements for 30% of the space within the planned buildings. Having ready-to-occupy space will enable us to respond more quickly to customers.”
