Murapol partners with Centerbridge/Griffin for PRS ventures

Polish residential developer Murapol Capital Group has established a five-year partnership in the Private Rented Sector (PRS) with PRS JV Lux, a platform managed by Centerbridge Partners and Griffin Capital Partners.

This collaboration allows Murapol to expand beyond its primary focus of selling apartments to individual buyers, strengthening its presence in the institutional rental market.
Under the agreement, Murapol will identify and secure land for PRS projects, then provide comprehensive "design and build" services. The partnership aims for Murapol to propose projects totalling 1,000 units annually, with the PRS Platform expecting to approve around 1,500 units for development over the five-year term. 
Murapol's President, Nikodem Iskra, said: "By cooperating with recognised partners such as Centerbridge Partners, the Murapol Group will leverage its existing experience, complementing its core business in the development sector. By combining development activities with the modern institutional leasing sector, we are creating a model more resilient to economic fluctuations." 
While primarily focused on traditional residential development, the Murapol Group has also been active in the institutional rental market since 2021. Through collaborations with funds managed by Ares Management UK, specifically AEREF V PL PRS (and expanded to AEREF VI PL PRS in 2024), Murapol has completed or is developing nearly 5,700 rental units.
Murapol has, from 2001 to September 2025, completed 95 multi-phase projects. These encompass 469 buildings containing almost 33,000 units, housing approximately 99,000 people across 21 Polish cities, including major markets like Warsaw, Kraków, Wrocław, and the Tri-City area, as well as regional centres.
