Mutuactivos, through its SGIIC unit, has launched its inaugural private equity real estate fund, targeting investments in hotels and leisure properties across established tourist destinations in Spain, Portugal, and Italy.

Mutuactivos SGIIC will oversee the fund's investments, risk management, and control. Stoneweg will provide expertise in identifying investment opportunities, structuring and executing acquisitions and sales, and monitoring the performance of investments throughout their lifecycle.

Mutuafondo Hospitality’s investments may include operational assets or properties needing renovation or repositioning for hospitality and leisure use. Repositioning efforts will focus on three key areas: enhancing operational management to boost revenue and reduce costs, physically upgrading or refurbishing the properties, and redefining commercial strategies to meet the increasing demand for customised guest experiences.

The collaboration between Mutuactivos SGIIC and Stoneweg merges the institutional strength, support, and distribution capabilities of the Mutua Madrileña Group with Stoneweg's operational and investment expertise in the hospitality sector.

Luis Ussía, chairman and CEO of Mutuactivos SGIIC, stated: “Real estate, in particular, has become one of the most attractive segments within the alternative investment universe, and the hotel sector especially, where returns have been steadily rising in recent years. Spain and Southern Europe continue to consolidate their position as two of the most appealing and high‑potential hotel markets on the continent for several reasons: their global leadership in tourism, the stable growth of international demand, the limited supply of new developments in prime locations, and the significant share of existing hotel stock still awaiting modernisation.”

Joaquin Castellví, co-founder and CIO at Stoneweg, added. “For Stoneweg Hospitality, this fund represents a natural step in our evolution and marks a new phase in our investment strategy within the hotel sector. Our partnership with Mutuactivos further strengthens this vision: it brings together their disciplined management approach, institutional strength and deep understanding of investors with our operational expertise in the hospitality sector. We are confident that this collaboration will allow us to capture unique opportunities in a market that continues to show exceptional appeal.”
