Coulson, joining from Avison Young where he was a director, brings over a decade of experience in healthcare real estate, including investment, asset repositioning, and portfolio management.
He will report to CIO Harry Savory and will focus on sourcing, underwriting, and managing assets to maximize performance across Newcore’s core-plus and value-add strategies.
Coulson's arrival brings the investment team to six members and the total firm size to 18.
George Coulson, associate director, Newcore Capital, said: “It’s a pleasure to be joining Newcore, a well-respected name within the UK real estate fund management industry, with a clear focus on responsibly investing in societally critical assets that serve communities across the UK. I’m looking forward to bringing the sector insight and strategic experience I’ve gained over the years, particularly in healthcare real estate and asset optimisation, to help grow and enhance the Newcore’s portfolio, acting as a genuine steward to the capital under its management.
Harry Savory, CIO, Newcore Capital, added: “We’re very pleased to welcome George to the team, whose track record in healthcare real estate is a sub-sector within social infrastructure that we are looking to strengthen even further as we continue to grow our new and existing strategies.  With the government increasingly looking to partner with the private sector to achieve positive societal outcomes, now is an opportune time to invest in assets that enable societally critical services. George’s experience and values align perfectly with our mission, and we’re excited about what we can achieve together.”
This appointment comes after Newcore’s first close of its £375 mln (€432 mln)-target Social Infrastructure Fund (NSIIF) with £100 mln (€115 mln) of investment capacity.
Newcore recently launched a place-based impact strategy focused on social infrastructure, housing, and care in South Wales, partnering with a local authority and pension scheme.
