Real estate investors and developers Nextensa and Promobe, through their Grossfeld joint venture, have announced a significant deal in Luxembourg's Cloche d'Or district.

The Rock - Promobe
They have partnered with a major company to build "The Rock," a new 10-story, 9,492 m2 office building with a distinctive metal facade, designed by architect Moreno.
Located on Boulevard Kockelscheuer, the building is complemented by two basement levels with 50 parking spaces and 555 m2 of archive space.
Upon completion in mid-2027, this partner will fully own "The Rock" and occupy about 70% of it. The remaining 30% has already been leased long-term to Citi.
The building, valued at €120 mln, will be highly sustainable, aiming for BREEAM "Outstanding" and WELL Core "Gold" certifications.
This transaction further highlights the appeal of Cloche d'Or, a rapidly growing, sustainably developed urban area in Luxembourg with a mix of residential, office, retail, and leisure spaces, and holding a DGNB "Platinum" certification.
