Nextensa and Promobe finalise €100m+ Luxembourg office sale
Grossfeld, the joint venture between Nextensa and Promobe, has completed the sale of Stairs to State Street Services Luxembourg, transferring full ownership of the newly built Stairs office building in the Cloche d'Or district.

The transaction represents Grossfeld’s second real estate deal in Luxembourg to exceed the €100 mln threshold this year.
The Stairs building sets a new sustainability benchmark as the first office property in Luxembourg to achieve a BREEAM Outstanding certification. The project was designed with rigid ESG criteria from day one, featuring recyclable materials, an A+ energy rating, a green roof, and a WELL Gold certification focused on employee wellbeing.
The property is located within the thriving Cloche d'Or district, a master-planned neighbourhood holding a DGNB Platinum certification from the German Sustainable Building Council.
The area incorporates sustainable mobility, proximity to the city's largest public park, direct tram access, and the Cloche d'Or shopping centre, blending premium corporate infrastructure with modern urban living.
