Belgian real estate developer and investor Nextensa has purchased the Proximus office towers at Brussels' North Station for €62.5 mln, renaming them Bel Towers.

The deal includes a potential additional payment to Proximus if the real estate market significantly improves.
Nextensa also acquired the existing planning and environmental permit for €18 mln, enabling them to redevelop the 115,000 m2 site into a mixed-use space incorporating offices, residential units, public facilities, retail, and hospitality.
This acquisition reinforces Nextensa's role in Brussels' urban development and provides significant opportunities in a prime city-centre location.
Nextensa has also secured Proximus as a major tenant at its Tour & Taxis site in Brussels, where the telecommunications company will establish its new headquarters.
Proximus will lease 44,000 m2 of space across several buildings over 15 years, including the yet-to-be-developed Treebune building and Tour & Taxis Towers, with a phased move-in starting in March 2027 and completing by the end of 2028.
The new office buildings will be among the most sustainable in Belgium, with a strong emphasis on circularity and the use of bio-based and recycled materials.
The 11,000 m2 Treebune building, designed by 3XN GXN, will feature a wooden structure, expansive south-facing terraces and winter gardens, aiming to be one of Brussels' most circular buildings. It, along with all new buildings in the portfolio, will exceed Nearly Zero Energy Building (NZEB) standards by 10%.
The MVRDV-designed Tour & Taxis Towers will comprise a 26,000 m2, 20-story office tower and a 36-story mixed-use tower, totalling 57,000 m2, connected by a five-story atrium.
