Nrep and Sehlhall target €700m senior living portfolio in Sweden

Nordic investor Nrep, through its NSF V fund, is partnering with Swedish care home developer Sehlhall Fastigheter to address Sweden's growing need for senior living facilities.

The goal is to become a leading developer and manager in the sector, with a portfolio target of €700 mln.
This partnership will enable Sehlhall to expand beyond development and become a long-term owner, leveraging Nrep's experience in social infrastructure. 
With a substantial capital infusion, they plan to develop at least 40 new care homes over the next five years, focusing on high-demand areas, to meet the increasing demand for around 3,000 new units annually and modernize existing facilities.

Nrep will become the majority owner of Sehlhall over time, investing in the company and adding representatives to its board, which is chaired by Anders Borg. Sehlhall's founders and other current co-owners, including Stena Fastigheter and several prominent individuals, will continue their involvement. 
Nrep, already a significant investor in Nordic care homes with €1.6 bn in the sector, primarily through its Altura brand managing around 60 facilities, will continue expanding Altura's portfolio separately through acquisitions. This is in addition to the new Sehlhall partnership. By operating these two platforms independently, Nrep seeks to provide diverse, sustainable senior care solutions across the Nordics to meet rising demand. For its part, Sehlhall will continue developing its existing portfolio while actively seeking new opportunities.
