During the fourth quarter, Swedish property company Nyfosa executed a series of transactions, acquiring five properties for a total of SEK 240 mln (€21.4 mln) and divesting four properties for SEK 275 mln (€24.6 mln).

These divestments are expected to generate a positive earnings impact of SEK 13 mln (€1.2 mln).
The acquired properties represent an annual contractual rental income of SEK 20 mln (€1.8 mln) and encompass a total leasable area of 11,543 m2. These assets boast an average remaining lease term of 5.9 years and a strong economic occupancy rate of 95%. Notable tenants include Handelsbanken, Ramirent, and Forbrukertilsynet. Acquisitions in Karlstad and Karlskrona were finalised in December, while properties in Porsgrunn, Skien, and Kuopio are expected to close in January 2026.
The divested properties, which generated SEK 26 mln (€2.3 mln) in annual contractual rental income, have a total leasable area of 19,293 m2, primarily comprising retail, office, and industrial spaces. At the time of sale, these properties had an average remaining lease term of 4.2 years and an economic occupancy rate of 78%. Divestments in Huddinge, Karlstad, and Kouvola were completed in December, with the Horten divestment anticipated to close in January 2026.
