Swedish property company Nyfosa has signed agreements to acquire one property in Finland and divest another property in Sweden.

Nyfosa is set to acquire a large retail property (big-box) in Kuopio, Finland, for SEK 150 mln (€13.04 mln). This property, located at Teollisuuskatu 6, has a leasable area of 8,306 m2 and is fully rented out, generating an annual rental income of SEK 16 mln (€1.39 mln). Nyfosa will take ownership once the property is completed, which is expected in September 2026. The average lease term for this property is 8.1 years from its completion date.
At the same time, Nyfosa sold a big-box property in Västerås, Sweden, named Bladbaggen 1, for SEK 297 mln (€25.83 mln). This property has a leasable area of 23,744 m2 and is 91% occupied economically, generating an annual rental income of SEK 25 mln (€2.17 mln). The sale price, before deferred tax deductions, was SEK 7 mln (€0.61 mln) higher than its last reported book value. The company will hand over this property in December 2025.
Carl-Johan Hugner, CEO of Nyfosa, stated: “The transactions contribute to optimizing Nyfosa’s property portfolio. Through the acquisition, we strengthen our existing presence in Kuopio with a property under construction that will have a positive impact on the portfolio’s average yield and lease term. In Västerås, we are divesting a property with high resource needs at a price above the most recently reported book value, thereby freeing up capacity for the rest of the portfolio."
