This acquisition aligns with Sicore's strategy of investing in future-proof and ESG-compliant properties.
The facility, spanning approximately 21,000 m² of leasable space, is fully leased long-term to the Nagel-Group. Designed for high sustainability, it includes logistics, office, social, and technical areas, and is expected to achieve DGNB Gold certification and EU Taxonomy compliance. Its energy system features air-to-water heat pumps and an 8,800 m² rooftop photovoltaic system, projected to save around 870 tons of CO₂ annually.
This new logistics hub enhances the region's appeal as a logistics destination, with direct access to the A4 motorway and integration into the Thuringian cluster, providing excellent conditions for future growth.
Bernd Schade, CEO of OFB, explained: “Logistics continues to be one of the key growth drivers in the German real estate market. Two factors are crucial for the project's success: the strategic choice of location and a consistent focus on sustainability. Both have been achieved in Gotha-Emleben. The lease to the Nagel Group and the sale to Sicore confirm the project's strength.”
Martina Averbeck, spokesperson for the management of Sicore Real Assets, added: “The acquisition of the logistics centre in Gotha/Emleben is a further step in strategically expanding our portfolio with future-proof and ESG-compliant assets. The property fits perfectly with our strategy of holding sustainable real estate with a long-term perspective and thus creating stable value for our investors.”
