Office Space in Town completes £129m refinancing

Office Space in Town (OSiT), one of London’s leading flexible workspace providers, has completed a £129 million (€151 million) refinancing agreement. The debt facility runs for a minimum two‑year term.

Aberdeen Investments is the senior lender, providing approximately £72 million and extending its seven‑year partnership with OSiT. The refinancing, completed with support from PwC, will provide ongoing financial backing for four Zone 1 London assets; St Paul’s, Liverpool Street, Monument and Waterloo, part of OSiT’s 225,000 sq ft UK portfolio, which also includes Blackfriars and Cardiff.

OSiT’s buildings are known for their distinctive themed designs, including the Alice in Wonderland‑inspired Waterloo centre, the ‘super yacht’ Monument building and the Monopoly‑themed Liverpool Street location. According to CBRE, flexible offices are expected to account for around 20% of London’s office market by 2030 as occupiers seek shorter commitments, rapid access to prime locations and scalable workspace solutions.

Founded in 2009 by Giles and Niki Fuchs alongside Sarah Singlehurst, OSiT is the only flexible office operator in London that owns all its buildings.

Giles Fuchs, Co‑Founder of OSiT, said the refinancing marks an important milestone and reinforces the strength of the company’s owner‑operator model. He highlighted OSiT’s focus on capital gain, robust income and long‑term occupier relationships.

Martin Barnewell, Head of Commercial Real Estate at Aberdeen Investments, said the lender’s long‑term relationship with OSiT has demonstrated the resilience of its income and operating model, adding that Aberdeen looks forward to supporting the next phase of the company’s growth.
