Orchard Street Investment Management has purchased Taurus Park, a 12,542 m2 industrial park in Warrington, from Pictet Alternative Advisors.

Taurus Park
This acquisition, made on behalf of a pension fund client, is one of the first for Orchard Street's new Decarbonisation Fund.
The industrial park is strategically located near the M6 and M62 motorways, providing easy access to Manchester and Liverpool. It consists of 13 fully occupied units.
Orchard Street plans to upgrade the property by improving its energy efficiency ratings to A+, installing solar panels, and electrifying the units. The goal is to reduce tenants' costs, decrease the park's carbon footprint, and increase its value by meeting the demand for sustainable industrial space.
The project will also include broader benefits like creating green jobs, adding EV charging stations, and increasing biodiversity.
Orchard Street’s Decarbonisation Fund is focused on generating strong financial returns while delivering measurable environmental outcomes through the remediation, decarbonisation, and repositioning of assets across the UK.
Tom Chadwick, Partner at Orchard Street, commented: “Taurus Park fits very well with our investment thesis of acquiring well-located, reversionary assets with significant decarbonisation potential. With its robust fundamentals, quality tenant mix, and clear opportunity to add value through decarbonisation, the asset offers a compelling blend of impact and performance. Our vision is to reposition Taurus Park into a best-in-class industrial estate that delivers long-term value to both occupiers and investors.”
