Oxford Properties and asset manager M7 Real Estate have received approval from the London Borough of Newham to redevelop Beckton Gateway Retail Park into a 30,100 m2, Grade A logistics hub.

Beckton Gateway
The redevelopment will feature three new warehouses with office space, while retaining existing drive-thru restaurants, currently operated by McDonald's, KFC, and Starbucks.
The project has a strong focus on sustainability, incorporating rooftop solar panels to achieve a BREEAM Excellent and EPC A rating. Water conservation measures include rainwater collection and reuse, as well as efficient design. Electric vehicle charging stations, secure bike parking, and bike maintenance facilities will also be available.
Oxford and M7 are committed to enhancing biodiversity at the site by planting 92 native trees and achieving a biodiversity net gain exceeding 10%. This eco-friendly approach will improve occupier well-being and create safe and accessible walking and cycling paths throughout the development.
Paul Holdsworth, director European Industrial & Logistics at Oxford, commented: "This planning consent is an exciting milestone in our business plan for Beckton Retail Park, which was identified as a development opportunity to deliver a best-in-class urban logistics asset in a key London submarket. It’s testament to M7’s asset management capabilities that they have been able to unlock this consent and underpin the value of this site for Oxford. We look forward to the next stage as we move forward to delivery of the scheme."
Titus Chapple, asset manager at M7, added: "Warehouse occupiers are increasingly demanding well-located, best-in-class space that meets the highest standards of sustainability. At Beckton Gateway, we are creating a Grade A industrial and logistics hub that will lead the way for this type of real estate in the nearby area. We have worked closely with the London Borough of Newham and other local stakeholders to ensure this scheme delivers maximum economic benefit for the local community, including a significant increase in employment opportunities."
Located near the A13, Beckton Gateway offers easy access to London and Essex. The project is projected to boost the local economy by £23.5 mln (€27.9 mln) annually. Construction is slated to begin in 2030, giving current retailers ample time to relocate. M7 is working with tenants and neighbouring landlords to find suitable alternative locations in the area.
