European logistics real estate developer P3 is undertaking its first build-to-suit project in Germany, building a 35,609 m2 logistics facility in Bad Rodach for Prodinger which has signed a ten-year lease for the property.

The new logistics park, built on a greenfield site, will feature 31,140 m2 of logistics space, 896 m2 of office space, 3,323 m2 of mezzanine, and 250 m2 of additional space. Its flexible design allows it to be divided into up to three separate units of approximately 10,000 m2 each, accommodating future needs.
Designed to modern technical standards with a 12.0-meter clear height, the facility will optimise logistics operations. Sustainability is a priority, with the project aiming for BREEAM "Excellent" certification, including a 1.0 MWp photovoltaic system, 100% LED lighting, and six electric vehicle charging stations. Operations are set to begin in September 2027.
The location in Bad Rodach is only 15 kilometres from Prodinger’s headquarters in Coburg. This region of Northern Bavaria is a hub for logistics, retail, e-commerce, and automotive suppliers. It is part of the Nuremberg–Würzburg logistics corridor, known for its excellent motorway connections (A3, A6, A7, A73), which facilitates efficient logistics across regional, national, and international borders.
