Padrock to develop €151m urban logistics hub in London

Specialist logistics developer Padrock is set to develop a £130 mln (€151 mln) urban logistics hub in Leyton, East London, after acquiring a 3.2 hectare site.

The project, named Leyton Logistics Hub, will feature 19,510 m2 of multi-let industrial and logistics space across 11 units, ranging in size from 557 m2 to 3,344 m2.
Padrock believes this is one of the largest urban MLI (Multi-Let Industrial) sites acquired in London this year.
The deal's financial details and the seller remain confidential.
Construction is slated to begin soon, with completion expected by mid-2026. The development will target top sustainability ratings (EPC A+ and BREEAM Outstanding) and will include features like green walls and roofs.
Its location off Church Road near the A406 North Circular Road and A12 offers excellent access to central London, making it ideal for logistics, trade, and light industrial businesses.
Detailed planning consent is already in place, with construction work expected to start imminently and completion due in mid-2026.

This purchase strengthens Padrock’s UK presence, adding to its existing portfolio of logistics hubs in Dagenham (East London), Hertford, and Erith (Southeast London).
