Panattoni acquires largest brownfield logistics site in NW England

Global industrial developer Panattoni has acquired the largest brownfield logistics site in the North West of England this year.

The 12.14-hectare plot at Hardwick Grange, Warrington, was purchased from Firethorn and English Real Estates Ltd.
The former Safeway and Iceland distribution facility, strategically located next to Junction 21 of the M6, will be redeveloped into a new, sustainable, and energy-efficient logistics park. This project aims to replace outdated buildings with high-quality space to meet the increasing demand for modern industrial accommodation in the region.
Panattoni's redevelopment project will prioritize sustainability, aiming for BREEAM 'Outstanding' and EPC 'A' ratings to meet Net Zero Carbon construction standards. Beyond environmental benefits, the scheme is expected to boost the local economy by creating jobs, improving landscaping, and enhancing accessibility.
Brownfield regeneration remains a core focus for Panattoni in the UK, making up 185,806 m2 of its project acquisitions this year. This Warrington development underscores the company's strategy of transforming disused industrial land in urban areas, fostering sustainable growth and supporting regional employment.

The obsolete buildings are at the end of their economic life, and our intention is to bring forward a high-quality, sustainable redevelopment that reflects both the site’s potential and its importance to the local economy. We look forward to working collaboratively with Warrington Borough Council and our planning consultants, Lichfields, to refine our proposals ahead of submitting a planning application early next year.”

DTRE advised Panattoni on the transaction, with CMS providing legal counsel.
