Panattoni has started speculative construction of a 49,980 m² logistics facility at Panattoni Park Coventry, strategically located at Junction 3 of the M6 in the UK’s “Golden Triangle.”

Scheduled for completion in Q1 2027, the project is one of the Midlands’ most significant speculative logistics developments. It will deliver Grade A, future-ready space in a prime distribution hub already home to major occupiers such as CEVA, DHL, Co-op, Parcelforce, and Halfords.
The site offers immediate access to the M6 and strong links to the M1 and wider motorway network, enabling reach to 90% of the UK population within four hours. This addresses the shortage of large-scale logistics units above 46,450 m², providing occupiers with ready-to-occupy space and certainty on timing and cost.
Sustainability and digital resilience are central, with targets of BREEAM Outstanding, EPC A+, net zero carbon in construction, and WiredScore Platinum certification for best-in-class digital infrastructure.
