Panattoni commenced construction on a modern commercial and logistics campus, "Panattoni Campus Köln Ost," in Cologne's Porz district.

Groundbreaking Panattoni Köln Ost
The project is situated on the former site of the Stollwerk chocolate factory and will feature two distinct buildings: the Panattoni Park Köln Ost (a logistics property) and the City Dock Köln Ost (a business park). Combined, the campus will offer over 42,000 m2 of rentable space.
The Panattoni Park Köln Ost is scheduled to begin construction in late summer 2026, with both complexes expected to be completed in 2027.
The campus design integrates a logistics property totalling approximately 33,200 m2 and a business park comprising 10 units with a total area of 12,450 m2 and a height of 8m.
This dual-concept approach allows the campus to cater to diverse user needs. The smaller City Dock units are designed for SMEs, trade companies, and startups, while larger logistics, industrial, and production companies can utilise the Panattoni Park directly across the street. The two properties share a lowered service yard, optimising external space usage and reducing noise pollution for the surrounding areas.
The project prioritises sustainability, aiming for DGNB Platinum certification. It will include a rooftop solar PV system and incorporate rainwater reuse and storage for resource-efficient operations.
The Panattoni Campus Köln Ost is expected to stimulate economic growth in the Cologne metropolitan region. Its well-connected location offers excellent access to the A4 federal motorway, with short routes to the A3, A59, and A559, making it ideal for logistics, industry, production, commercial businesses, SMEs, and startups. Cologne-Bonn Airport is just 9 km away, and the Köln-Eifeltor freight transport centre is only a few kilometres distant, facilitating integration into multimodal logistics processes.
Fred-Markus Bohne, managing partner at Panattoni DACH & Nordics, explained: “The cooperation with KölnBusiness was and remains particularly close with regard to this development. Our mission: a usage matrix consisting of trade, light industrial and logistics–for the Stollwerk site and, as a result, for the entire region around the right bank of the Rhine. The former industrial site holds a lot of potential for this. What was once an economic engine for the city in the form of a chocolate factory will once again provide additional value for Cologne’s economy and will also offer ideal growth opportunities for regional, national and international companies.”
Hackenberg & Co. acted as broker during the site transaction and supported the process.
