Panattoni plans speculative logistics development in Brackmills

Panattoni has purchased a 6-hectare site in Brackmills Industrial Estate, Northampton, with plans to build a speculative logistics unit of 31,587 m2.

The project, named Panattoni Brackmills 340, has an estimated Gross Development Value (GDV) of £75 mln (€88.7 mln). 
The site's prime location, just two minutes from the M1 motorway, offers direct access to major transportation routes serving the Midlands and the national distribution network. 
The speculative development on Salthouse Road next to Baxter Healthcare aims to meet the continued demand from occupiers in one of the UK's most well-established logistics markets. 
Panattoni intends to submit a planning application in the first quarter of 2026, with construction scheduled to begin in 2028 after a short lease back to Ceva Logistics.
