Panattoni to develop industrial and logistics park near Karlsruhe

Panattoni is planning to develop Panattoni Park Karlsruhe Süd II in the Schleifweg III industrial district in Central Baden-Württemberg, Germany.

The industrial property will feature a total floor area of 33,200 m² and is scheduled for completion in the third quarter of 2027. It will comprise approximately 28,960 m² of logistics space, 1,440 m² of office space, and 2,820 m² of mezzanine space, alongside 84 car and two lorry parking spaces.

Four flexibly divisible units ranging from 4,000 m² to 10,500 m² offer a wide variety of usage options for the light industrial, e-commerce, automotive, pharmaceutical, food, and third-party logistics (3PL) sectors.

The development will incorporate fossil-fuel-free heating via heat pumps, smart metering, a modern e-mobility infrastructure and a dedicated well-being area, which will enhance the quality of life for employees on-site. Panattoni aims to achieve DGNB Gold certification for the project.

Situated in the heart of Europe—just minutes from the French border and in the immediate vicinity of the A5 federal motorway—the location provides ideal conditions for companies requiring fast routes to major German cities, efficient connections to Western Europe, and seamless integration into global supply chains.
