Patron Capital and Inbright have partnered to acquire a 10,300 m2 logistics and warehouse property in Germany, south of Berlin.

The asset, located at Rudolf-Diesel-Strasse 2 in Ludwigsfelde, was purchased from Logtrans Spedition (a Schnellecke Group subsidiary) for an undisclosed amount.
This acquisition marks the sixth German investment and eighth overall for the joint venture (JV) between Patron and Inbright. The JV aims to build a portfolio of sustainable logistics, warehouse, and distribution assets in well-connected industrial hubs across Germany and Portugal.
The property includes 9,100 m2 of logistics and warehouse space, 600 m2 of office and employee amenities, and approximately 6,000 m2 of Industrial Outdoor Storage (IOS). Ludwigsfelde is a well-established industrial and logistics hub, offering excellent access to the A10 Berlin ring road and the wider Berlin–Brandenburg metropolitan area. Its proximity to Berlin ensures strong demand for last-mile logistics, distribution, and light manufacturing.
Plans are in motion to redevelop the asset into a Grade A sustainable last-mile logistics and business park. The Schnellecke Group will occupy the property until early 2027, after which extensive refurbishment will commence.
The redeveloped facility will offer flexible configurations and include new loading docks for various truck access, ample external space for parking and storage, and future development potential. Sustainability enhancements will feature a new photovoltaic (PV) system and connection to district heating, replacing fossil fuel-based heating. Upgraded mechanical and electrical services will further improve performance and future-proof the building.
The JV has been active in Germany, acquiring and transforming assets in key logistics locations such as Cologne, Mainz, Hamburg, Norderstedt, and Hanover, with further value-add investments planned.
