Patron Capital and Trei Real Estate divest six Polish retail parks for €110m

Patron Capital and Trei Real Estate have announced the sale of a portfolio of six retail parks in Poland.

The transaction, valued at approximately €110 mln, was made to a joint venture formed by Generali Investments CEE (Generali Fond Realit) and SCF (SCF Investment Partners SICAV).

These six food-anchored convenience retail assets were developed through a joint venture established in 2021 between Patron Capital's Fund VI and Trei. The properties collectively encompass 68,000 m2 of gross leasable area (GLA) and are strategically located across various Polish cities, including Chorzów, Otwock, Skarżysko-Kamienna, Szczecin, Kostrzyn nad Odrą, and Zambrów.

The appeal of this segment is further enhanced by its frequent location in regions with limited competition, where they serve as a vital local business hub for broad catchment areas. Revenue stability is reinforced by long-term lease agreements and high occupancy rates across similar Central European projects.

This transaction reflects both the quality of the assets we have developed with Trei and our continued confidence in the Polish retail park sector.”
