Axis, a platform recently launched in September by Pictet and Stoneweg, has acquired properties at Steinfurtstraat 9 in Zwolle and Park Forum 1119-1121 in Eindhoven. Both locations are considered prime logistics hubs in the Netherlands. The platform aims to generate value by investing in premium warehouses situated in key urban and last-mile areas within the Randstad, as well as along major Dutch logistics routes.
The Zwolle warehouse is part of the contemporary Hessenpoort business park, offering excellent access to major highways (A1, A28, A37) and a short 15-minute drive to the Port of Zwolle. This modern facility, constructed in 2012 and 2019, features 10,846 m2 of high-quality warehouse space, currently leased to a regional third-party logistics provider. It boasts an EPC A+++++ energy label and a solar panel system, offering strong sustainability and the flexibility to be divided into three units with additional land.
The Eindhoven property was acquired directly from Edmond de Rothschild. It's located within the Park Forum business park, near Eindhoven Airport. This area is considered one of the Netherlands' top logistics markets due to its ideal position within the country's high-tech sector, close proximity to the airport, and its connection to the Netherlands' fifth-largest city. The asset, totalling approximately 6,612 m2, was built in 2012 and is leased to an international third-party logistics operator. This high-quality property provides flexibility, having been developed as two units with impressive free heights of 12 and 16 meters, and also features strong sustainability with an EPC A label and a solar panel system.
Simon Geldmann, head of Germany & Benelux – Direct Real Estate at PAA, said: “Axis is responding to the structural demand for flexible and energy-efficient space we continue to see across the key logistics locations in the Netherlands. Both assets are strong additions to the portfolio and offer users the ability to service national as well as international markets from here.”
Gijs Vissers, director Transactions Benelux at Stoneweg, commented: “After launching Axis in September with eight properties, these two high-quality, well-located acquisitions are strategic additions to our growing portfolio which now totals 77,000 sqm. We still see strong market fundamentals and will be further growing the platform.”
