Swedish commercial real estate investor Platzer and the Port of Gothenburg have agreed to a combined asset swap in Arendal, Gothenburg.

Platzer is divesting land, water areas, and office buildings while acquiring a 24,000 m2 logistics property. Platzer will be a net seller for SEK 684 mln (€61.1 mln).
Specifically, Platzer is selling Arendal 1:28, parts of Arendal 1:29, and Arendal 1:31, which include land, water areas, and 61,000 m2 of office buildings. These properties are being sold slightly above their book value as of 31 December 2025. Concurrently, Platzer is also divesting 22,000 m2 of logistics building rights. In exchange, Platzer is acquiring a fully leased 24,000 m2 logistics building, part of Arendal 764:291, from the Port of Gothenburg.
The completion of this acquisition and divestment is contingent on approval from the Gothenburg City Council, with closing and possession anticipated in the fourth quarter of 2026. The agreement also includes an intent for Platzer to potentially acquire an additional 9,000 m2 of building rights within Arendal 764:291 in the future.
The divested office portfolio has an economic occupancy rate of 71%, including completed lettings.
