Swedish property developer Prisma Properties has acquired three retail properties in Kiruna, Sundsvall, and Gävle for SEK 463 mln (€41.7 mln) from real estate company NP3 Fastigheter.

The 26,700 m2 portfolio has a 96% occupancy rate and an annual rental value of SEK 42.8 mln (€3.9 mln).
Key tenants include Willys, Rusta, ÖoB, and Jysk, primarily in the discount and grocery sectors.
The three properties are strategically located in areas with strong customer flows and good accessibility.
The deal is expected to close in Q3 2025, pending approval from the Swedish Inspectorate of Strategic Products for the Kiruna property.
Tom Hagen, head of Transactions at Prisma Properties, said: “These are three high-yielding retail properties that align perfectly with our strategy to grow within discount and grocery in strong micro-locations. We’re especially pleased to be expanding in Kiruna, where we also have an exciting development project kicking off this quarter.”
Andreas Wahlén, CEO of NP3 Fastigheter, added: "NP3's focus is on industrial and warehouse properties in locations where we have proximity to our properties. We are continuously working to refine our property portfolio and in this case it means divesting properties within the retail segment, primarily in Kiruna.”
This acquisition enhances Prisma's presence in northern and central Sweden, adding key locations for discount retailers.
Kilpatrick advised Prisma Properties on the acquisition.
