Principal's LOG IN Fund strengthens Polish logistics portfolio

Principal Asset Management, on behalf of its LOG IN European logistics fund, has bought a 16,281 m2 industrial property in Kraków, Poland.

This was a sale-and-leaseback deal, meaning the previous owner, a major European industrial company, sold the property and then leased it back for 10 years, covering all maintenance and operating costs.

The property is located in the Nowa Huta industrial zone, east of Kraków, with excellent access to the A4 motorway, the city centre, and the airport. The building, constructed in 2001 and renovated in 2008, offers modern features like multiple loading bays and high clear heights.

In line with the fund's socially responsible investing goals, Principal plans to make several environmental improvements to the property, including potentially installing solar panels and optimising energy consumption. This acquisition further expands LOG IN's portfolio in Poland, following a first acquisition completed in 2025 in Tychy.

Axi Immo introduced the deal to Principal Asset Management.         

Guillaume Masset, head of transactions and asset management for Europe at Principal Asset Management, said: “This acquisition in Kraków confirms our ability to position ourselves in competitive markets whilst supporting leading industrial users. It brings LOG IN’s portfolio to twenty properties and marks the SCPI’s second acquisition in Poland, signalling a new phase in its expansion within this market”.

Romain Welsch, president of Theoreim, added: “This transaction, carried out as part of a sale and leaseback, enables us to expand our presence in Poland, a dynamic market driven by the growth of its industrial base and logistics infrastructure. It further strengthens LOG IN’s geographical diversification, with no single country now accounting for more than 25% of the portfolio”.

LOG IN is a European logistics and industrial fund managed by Theoreim. Principal Asset Management is seeking to increase LOG IN’s exposure to the industrial, logistics, data centre and life sciences sectors by acquiring assets in lot sizes ranging from €5 to €25 mln, adding to its existing portfolio of 20 assets in the UK, Spain, Italy, Ireland, Poland and Germany.
