Prisma Properties acquires two new Ica Maxi stores

Swedish property developer Prisma Properties is expanding its portfolio by acquiring two new Ica Maxi stores in Arvika and Mariestad, Sweden, from property developer Kynningsrud.

The deal, structured as a forward funding agreement, is valued at SEK 345 mln (€31 mln) and encompasses approximately 12,000 m2 of leasable space.
Both properties come with 15-year lease agreements fully secured with Ica Sverige, generating a combined annual rental income of roughly SEK 21 mln (€1.9 mln). The Arvika property, Arvika Fälgkorset 2, is situated east of the city centre near road 61, with its completion expected in February 2026 as construction is already underway. The Mariestad property, part of Mariestad Leksberg 10:1, is located south of the city centre with direct access to the E20 motorway, and is slated for completion in March 2027.
These acquisitions are projected to boost Prisma's earnings capacity by about 3% compared to its latest interim report. In line with its sustainability goals, Prisma also plans to install electric vehicle fast chargers at both new locations.
