Prisma Properties makes first retail acquisition in Finland

Prisma Properties is expanding its Nordic footprint with its first acquisition in Finland, a retail property in Ylivieska.

The company has partnered with Finnish project developer Wasagroup in a forward funding deal worth €20.5 mln to develop a modern 11,000 m2 retail centre anchored by Finnish grocery chain Kesko and retail chain Rusta.
The property, which will generate approximately €1.5 mln in annual rent, is strategically located near transport links and is slated to open in October 2026. 
The project will be funded through a mix of equity and debt. This acquisition aligns with Prisma Properties' strategy of Nordic expansion.
Tom Hagen, head of Transactions at Prisma Properties, said: “The establishment is a natural step in our Nordic expansion strategy and we see great potential in making more attractive acquisitions in the country. With this acquisition, we strengthen the food share of our property portfolio while at the same time increasing its average return. By building up a larger volume with exposure to discount retail and groceries with long leases, we can create good profitability and at the same time diversify our geographical spread and tenant portfolio. We are therefore looking at making further acquisitions in Finland, primarily with a focus on modern properties with long leases.”
Prisma Properties received legal counsel from Hannes Snellman and technical advice from AFRY during the acquisition process.
With nearly 140 properties mainly in Sweden and Denmark, Prisma Properties aims to grow its presence across the Nordic region, focusing on developing next-generation retail centres and EV charging stations in high-traffic areas.
