Prologis builds M&S's giant new distribution hub

Marks & Spencer has selected Prologis to build a new, state-of-the-art National Distribution Centre at the Daventry International Rail Freight Terminal (DIRFT).

This marks the UK retailer’s largest-ever investment in its food supply chain—a £340 mln (€392 mln) project aimed at doubling the size of its food business. 
The facility, spanning 120,774 m2, will incorporate advanced automation, returns and recycling operations, chilled storage, sustainable design, and dedicated office space.
Prologis will work with TGW Logistics to implement the automation, and the facility is expected to generate over 2,000 construction jobs and 1,000 permanent positions.
Once completed, the new M&S facility is projected to be the largest structure globally to earn BREEAM Outstanding certification, alongside a target of achieving an EPC A+ rating. Powered entirely by electricity, the development incorporates numerous sustainable features, including a substantial rooftop solar array, electric vehicle charging stations, advanced energy-efficient technologies, and widespread use of recycled materials. 
Paul Weston, regional head at Prologis UK, said: “M&S selected Prologis for our experience in delivering complex large-scale logistics projects designed to meet the highest environmental standards. This development enables a future-fit supply chain for M&S and brings lasting economic value to the Midlands — through skilled jobs, resilient infrastructure and investment in one of the UK’s most important logistics locations.”
Cllr Mark Arnull, leader of West Northamptonshire Council, added: “This investment is a strong signal of continued confidence in West Northamptonshire and the wider South Midlands region as a centre of national and European logistics. As the UK’s largest inland port, DIRFT plays a critical role in supporting jobs, attracting business, and driving economic growth across the backbone of the UK. We look forward to working with all stakeholders on the long-term future of the site as it continues to evolve.”
The latest progress at DIRFT III means Prologis now accounts for over 75% of the space, confirming its status as a key logistics hub in the UK, generating £219 mln (€253 mln) annually.
