Puma Property Finance has provided its largest loan yet, £74 mln (€86.3 mln), to a joint venture formed by Mactaggart Family & Partners and Kinrise.

The resources will be used to fund the redevelopment of Canons Wharf in Bristol. This project will transform the Grade II listed waterfront estate, once Lloyds Banking Group's regional base, into a premier commercial destination.
The scheme will offer 15,329 m² of versatile office space across two buildings, ideal for either corporate headquarters or multi-tenant use, alongside 1,672 m² of food and beverage options overlooking the Amphitheatre.
Extensive amenities such as a gym, saunas, and rooftop gardens are also planned.
A core focus is on sustainability, aiming for BREEAM Excellent, EPC A, WiredScore Platinum, and SmartScore Gold certifications. This will be achieved through a low-carbon retrofit utilising existing structures, 100% electric operations powered by green energy, water source heat pumps using harbour water, and significant green infrastructure.
Located in Bristol's thriving Harbourside, close to Temple Meads Station, the development capitalises on Bristol's strong office market, characterised by low vacancy rates for high-quality, sustainable spaces.
The project is slated to start in summer 2026 and finish by late 2027.
